There are many forms of investing but real estate is perhaps the oldest of them all.  This is a form of investing that has been around for thousands of years.  The ability to take a tract of land and make improvements or changes to it to make it more valuable and then sell it at a profit is a time-tested strategy.  This has been done over and over again throughout the years by taking a piece of wilderness and transforming it into land that is usable for farming, new homes, and many other things.  The only thing that's changed with this strategy is that we now use heavy equipment to improve the land instead of doing it by hand.  In other words, the strategy is the same, the only thing that's changed is the tools.

Try Commercial Real Estate

Investing in commercial real estate is another strategy that can be used with land.  With this strategy a tract of land can be purchased and then either apartments, condos, office buildings or even manufacturing facilities can be built on it and then rented out to tenants for a profit.  Typically, the owner of the commercial real estate will put a down payment on the property and then finance the reminder for anywhere from 15 to 30 years.  The monthly rental receipts from the property is then used to pay down the mortgage.  Real estate investors can also legally decrease the amount of taxes owed through depreciation of the building as the years go by.  In addition, the property can eventually be sold for a profit after the mortgage has been paid in full.

Flip Out Over Foreclosures

Seeking out and buying distressed properties is another popular real estate investing strategy.  With this technique, the investor will make an offer on a home where a foreclosure is pending.  The investor can usually buy the property for 20% (or more) off of the market value.  The home can then immediately be put back on the market at full price for the investor to realize a quick profit.  Some investors who purchase distressed properties even make some cosmetic improvements to the properties before placing them back on the market to increase the value even more.  This technique is commonly referred to as "flipping."

Lots Of Free Information

In order to become proficient in real estate investing you will need to acquire an education in this dynamic field.  Thankfully though, it's not something you need to go to school for so you don't have to worry about paying tuition or doing homework.  To really learn the ins and outs of real estate investing all you need is a good book on the subject.  It would even be preferable to read through several to get different perspectives and learn different strategies.  Your local library is a great place to start.  There's no need to buy books when your local library probably has everything you'll need.

If you are looking for an investment vehicle that is not based on the latest fad but rather, is based on a sound strategy that has stood the test of time, real estate investing is probably what you're looking for.  In a world of financial uncertainty, investing in tangible real estate is hard to beat.

I think real estate is the safest investment. And with the market down - now is the time to buy. Remember: Buy low, sell high!

I agree with real estate being a safe investment vehicle. People always need a place to sleep.
